Land Mutation (Namjari) Application

After getting land by purchase or inheritance, you must apply for mutation (namjari) online at land.gov.bd to update the khatian in your name. Government fees and rules change from time to time. Please verify from the official website before making a final decision.

Documents required
- Copy of the deed
- Previous khatian
- NID
- Holding tax receipt
- Heirship certificate (in case of inheritance)
Steps
- Go to mutation.land.gov.bd and fill in the e-namjari application form
- Scan and upload the deed, heirship certificate (where applicable), previous khatian, etc.
- Pay ৳20 court fee and ৳50 notice service fee online
- As per the hearing notice, appear at the Upazila/Circle land office with the original documents
- If the application is approved, pay the ৳1,100 DCR fee and collect the DCR and the new khatian
Processing time: Usually 28 working days (as per law).
