10 Documents and Things to Verify Before Buying a Flat

Before buying a flat, verify in writing the land ownership, plan approval, the agreement between the landowner and the developer, encumbrance-free status and handover terms.
  1. Check the original land deed, the previous deed (baya deed) and the up-to-date mutation khatian.
  2. Verify the registered agreement and power of attorney between the landowner and the developer.
  3. Check the building's approved plan — how many floors are approved and whether your flat is in the plan.
  4. Find out whether the land/project is mortgaged to a bank or involved in a lawsuit.
  5. Get the flat's area (carpet vs. total/common space) in writing.
  6. Include the payment schedule, handover date and penalty for delay in the agreement.
  7. Confirm the terms for electricity, gas and water connections and parking.
  8. Before registration, calculate the total cost (stamp duty, registration fee, taxes).
  9. Pay all money through the bank and keep receipts.
  10. After registration, get the mutation done in your own name.
